In December of 1999, Brandt Construction, Inc. began renovating
this old factory into a 59,300 SF artists’ residence that
would also house the University of Indianapolis Community Arts
and Service center. This center, located in the city’s Fountain
Square district, houses a children’s theater, classrooms,
office space and 36 living/working studio lofts for artists. The
project was completed in plenty of time for the open house held
on October 13, 2000.
Features:
Brandt
Construction, Inc. restored all of the exterior masonry and
concrete facade.
- All HVAC, plumbing, and electrical were design built under
Brandt Construction, Inc.’s contract.
- Brandt Construction, Inc. self-performed many aspects of
the construction to better control costs as well as scheduling
(demolition, floor repairs and sanding, rough carpentry, finish
carpentry, doors and hardware).

Design
changes during construction, due to new tenants (University
of Indianapolis), created many scheduling problems which we
were able to work through and around to maintain construction
momentum.
- New historic wood and aluminum windows were designed and
installed throughout the project.
- Due to unique owner financing the project had to be broken
down into two projects and tracked separately.
- This project won an Award of Excellence for historical
restoration at the 2001 ABC National Excellence in Construction
Awards.
