The
project entailed renovating an existing building in the St. Joseph’s
Historic District of Indianapolis. The 26,000 square foot structure
now serves as Brandt Construction, Inc.’s new corporate
offices and warehouse. The exterior of the two story building,
originally constructed in 1912 for a heating and ventilation company,
is influenced by the Arts and Crafts Style. The goal of the rehabilitation,
in addition to providing office and warehouse space for operations,
was to construct a space which reflected our ability to restore
historic structures and construct new elements within a historic
context. The project involved restoring the original office areas
and constructing new offices in the second floor warehouse area.
The restoration of the original exterior and interior components
returned the detailing to their original character. New elements
within the space were developed using modern details which relate
to the building’s original style.
Features:

To
facilitate milling limitations, all framing modules had to
be changed from the standard 16” centers to 18”
centers.
- The stair railings, a combination of painted
poplar and sealed maple, were meticulously detailed and took
considerable time to assemble.
- This structure needed to be stabilized by restoring
the severely deteriorated brick walls, rebuilding exterior openings
which had been in-filled, replacing approximately 50% of the
first floor structure, and raising one entire column line
4-1/2” where it had sunk into the basement.
