This
project consisted of the simultaneous renovation of three buildings.
The first was the Briggs Flats Apartments. A 10,500 square foot
apartment building originally built as a residence in 1893. The
second was the 6,500 square foot B&B building which was built
in 1890. The third building was the 2,200 square foot Stout Barn
which was constructed as the carriage house for the B&B building.
In the fall of 1995, Ratio Architects was hired by Southeast Neighborhood
Development Corporation to develop these buildings into low income
housing. Brandt Construction, Inc. first became involved in the
project shortly afterward, assisting the architect in preliminary
budgeting. Construction commenced in the winter of 1996.
Features:
The
project entailed major exterior reconstruction of the building
exteriors, extensive demolition and reconfiguration of the building
interiors, interior finishes and associated site development.
- All three buildings were completed in 7 months
so the project could receive a grant from the Historical Society
to help pay for the cost of the renovation.
- Over 100 windows from the B&B building
and Stout Barn were reconstructed with original materials to
help obtain historical tax credits.
- The project was completed on time and within
budget.
- This project won the Merit Shop Award for Restoration
and Renovation (over $1 million) for the City of Indianapolis.
